The Proposal

Development Layout


A high quality development of 62 homes including 15 affordable homes. The overall PoAN site is approximately 3.90 hectares, in agricultural use and located on the north side of Carnoustie. The site is bounded to the west by Carlogie Road and to the south by Panbride Road and existing residential development. Existing residential development also characterises approximately 50% of the eastern boundary and the remaining eastern and northern boundaries are characterised by adjacent agricultural land. In proximity to the wider environs of the site, i.e. to the north, land is allocated for employment uses and benefits from appropriate planning permission. The line of the approved Carlogie Link Road also lies directly to the sites western boundary.

To the north west, there is an additional small housing area focussed around Carlogie House, formerly Carlogie Hotel. Two further dwellings lie more immediately to the north of the site, on the east side of Carlogie Road.

Recent residential development to the east of the site includes the erection of 14 houses by Guild Homes. The local environs to the north of Panbride Road have therefore been subject to recent change through Council approved and local developer implemented residential planning consents. There is therefore an ongoing re-appraising of land uses in the area, with more of a residential presence on the north side of Panbride Road.
